The design and build process is intri­cate. Address­ing the fin­er details, mak­ing con­struc­tive deci­sions and antic­i­pat­ing prob­lems with prac­ti­cal solu­tions whilst main­tain­ing sen­si­tiv­i­ty to the build­ing needs feet on the ground.

This is espe­cial­ly the case when you’re work­ing with exist­ing build­ings, where the extent of work is often is dif­fi­cult to deter­mine until the fab­ric has been stripped back. Hav­ing the prac­ti­cal knowl­edge and years of expe­ri­ence dis­man­tling and rein­stat­ing build­ings, we are able to offer the best solu­tions to keep projects mov­ing for­ward and on track.

Design

We love the cre­ative design process. We believe that work­ing with­in the con­fine­ments of exist­ing space allows for greater cre­ativ­i­ty. We strive to cel­e­brate a build­ings poten­tial, explor­ing all chan­nels towards a flu­id, future proof and ful­ly func­tion­al way of living.

We’ve spec­i­fied, tried and test­ed all man­ner of build­ing mate­ri­als, fix­tures and fit­tings over the years. We know what’s qual­i­ty and what’s not, where to source the best prod­ucts for after sales sup­port and cost.

Plan­ning permission

If you are intend­ing to make major changes to the building’s appear­ance, plan­ning per­mis­sion will most like­ly be required. There are excep­tions and fur­ther relax­ations in what is con­sid­ered per­mit­ted devel­op­ment rights came in to force in 2021.

Most ren­o­va­tion projects that are about to under­go sig­nif­i­cant remod­el­ling will need to achieve build­ing reg­u­la­tionapproval. We have a very good rela­tion­ship with the build­ing con­trol team at South Lake­land Dis­trict Council.

In our for­mer life as a res­i­den­tial devel­op­er we were well reput­ed in local cir­cles and known to con­sis­tent­ly deliv­er well planned and con­sid­ered schemes to very hap­py home own­ers through­out the Lake Dis­trict Nation­al Park. 

Renew­able and sustainable

Adopt­ing renew­able ener­gy tech­nol­o­gy at home is a step towards self suf­fi­cien­cy. High ener­gy costs could be here to stay so adding renew­ables should be inte­gral to the re-design process.

We’ve incor­po­rat­ed a vari­ety of renew­able tech into our projects, includ­ing ground and air source heat pumps, solar PV, under­floor heat­ing, Ground to Air Heat Trans­fer (GAHT®) and bio­mass. The lat­est tech­nol­o­gy is bet­ter than ever before so it makes for a very sound investment.

We re-use and repur­pose as much mate­r­i­al as it’s prac­ti­cal to — always striv­ing for min­i­mal waste and ways to repur­pose the indus­tries by-products.

A net­work of artisans

Over time we have worked along­side many fine crafts­peo­ple from across the region — flo­ral­is­tas, pres­tige black­smiths, seam­stress uphol­ster­ers, bold colourists and a quite few gnarly stone wallers, all cre­at­ing beau­ti­ful bespoke works.

We advo­cate the art of blend­ing the old with the new, when its done right it has the most dra­mat­ic effect. Mix­ing styles and pieces in the cor­rect order can tru­ly bring a home to life and we embrace it. Don’t con­form to fast fash­ion, mar­ry up your best new and beau­ti­ful old.

We have a close col­lab­o­ra­tion in York­shire pro­vid­ing all sorts of eclec­tic objects for the home. From peri­od fur­ni­ture, to tidy trin­kets and mid cen­tu­ry design clas­sics. They love to get involved with sourc­ing those final pieces of the vision.
